He moved back into the house while the probate ran

His father had died, and the property taxes on the house had not been paid for three years. That is the kind of thing that compounds quietly. It never feels urgent on any particular day, and then one day you realise the equity your father left you is being eaten by arrears while you work out what to do.

The house also needed clearing out — a great deal of it — and all of this had landed on his son at once, on top of losing his father.

So we signed a contract, and then we paid the taxes while the probate ran. That was the point of it: what his father left him should not be swallowed by arrears before he was legally able to inherit it.

We also paid a cleaning crew to go in and clear the house out properly. And once it was clean, he moved back into it, and lived there through the probate — which meant he had somewhere decent to be while the paperwork ground its way through, instead of paying rent somewhere else and watching the house sit empty.

Then we completed.

Probate takes as long as it takes, and no buyer can shorten a court timetable. The question is what happens to you in the meantime — whether the debt keeps growing while you wait, or somebody stops the bleeding and makes the house liveable while the court catches up.
