She was already past pre-foreclosure by the time we spoke. The case was live and moving.
She had been paying attorneys for a while, and from where she was sitting each round bought a little more time and solved nothing. The bills arrived, the case got extended, and the underlying problem did not move an inch. She was exhausted by it.
The thing about foreclosure is that it runs on a clock. Every week spent hoping something will turn around is a week off the end of the time you have, and the options that are open early are not open late.
We bought the house and closed quickly — while selling was still her decision to make, rather than something that was going to happen to her. She sold on her own terms, no completed foreclosure ever landed on her record, and she was able to put the whole thing behind her.
That window stays open longer than most people think, right up until the sale date. But it does narrow, and the worst outcome we see is somebody running out of time while waiting for someone else to fix it for them.
