Some houses need more than fresh paint. We have bought properties with unresolved probate, non-paying tenants, open permits, unsafe-structure violations, back taxes, major structural damage and demolition orders.
You do not need to solve any of it before calling us. We will look at the property, tell you what we can take on, and give you a straightforward cash offer.
No repairs, no commissions, and no obligation at any point.

A property we actually bought. No address and no names — the situation is the point.
A commercial building in Little Haiti, in use as a church, carrying an unsafe structure notice. Its 40-year recertification had never been completed — whether the owners could not afford to take it on or simply could not face it, the effect was the same.
That combination is close to unsellable. No ordinary buyer wants a building the county has declared unsafe and which cannot be certified. And the situation does not sit still while you decide what to do: the notice does not lapse, and the tax bills keep arriving.
We hired a lawyer and worked the recertification through with them. We paid the property taxes while that was going on, so that the owners would not lose the building before we could buy it. We pulled the permits and did the work alongside an engineer until the 40-year certificate was finally issued.
Only then did we close. Which means the building was certified and legal before it ever changed hands. The owners sold a compliant property rather than a problem, and not one dollar of the cost of getting it there came out of their pocket.
