You do not need to solve any of it before calling us. We will look at the property, tell you what we can take on, and give you a straightforward cash offer.
No repairs, no commissions, and no obligation at any point.

A property we actually bought. No address and no names — the situation is the point.
An older house on close to an acre in Pinecrest, with a separate pool house behind it — a guest house of about nine hundred square feet, grandfathered in. That last part carries most of the value. A second structure of that size is not something you could decide to put on the lot today; it is there because it predates the rules that would now apply to it, and it stays with the property.
The house itself needed a lot of work. Not a teardown — nobody was talking about knocking it down, and the structure was worth keeping — but a long list, and the kind of list where doing it properly means doing most of it at once.
There was a real argument for doing that work. Updates and repairs on a property like this do move the price on the retail market. The argument falls apart as soon as you cost it out, and not only in money. It means choosing contractors and being available to them. It means making decisions about a house you have already decided to leave. It means months before it can even be listed, and more months on the market after that — all of it running at the same time as a divorce, and all of it decided by two people who are in the middle of one. The husband was direct about why he was not interested: he was not putting more money into the house in order to chase a higher number on the way out of it.
They also did not want the same thing from the sale, which is normal and worth saying out loud. She needed a number she was satisfied was fair, and enough certainty in it to plan around. He wanted it settled and behind him. Those are two different objectives, and a sale has to satisfy both of them or it does not close.
So the house sold as it stood. No renovation, no keeping a property showing-ready for months while people walked through it, and no repair addendum — which on a house of that age would have been a long one, every line of it another position the two of them had to agree before they could answer it.
We handled it directly. After decades in one house with the children grown and gone, the property was the last thing still tying the two of them together. Selling it as it was is what ended that, without either of them spending another month or another dollar on a house neither one was going to live in.
