You do not need to solve any of it before calling us. We will look at the property, tell you what we can take on, and give you a straightforward cash offer.
No repairs, no commissions, and no obligation at any point.
Enter the address or call us directly. We'll ask a few questions about the house and your situation.
We look at the property and give you a clear, no-pressure offer. No commissions, and no obligation to accept it.
Close in as little as seven days, or pick a later date that suits you. We pay the customary closing costs.

Whether you've filed, you're waiting on a court date, or you've got a holdover who won't leave, we'll buy your Liberty City property as-is and handle it from our side once we close. No repairs, no commissions, and you're done with it the day we close.
Properties we actually bought. No address and no names — the situation is the point.
The owners were an elderly couple. Their tenant of fifteen years was a good man who was retiring to Georgia to be near his family, and there was never any argument with him at all.
At some point he had let his grandson move into the property, and the grandson's behaviour towards the owners had become threatening. Two people in their eighties, frightened of their own tenant, and no longer able to deal with a property they had owned for decades.
We bought it, and we offered the grandson cash for keys — money and time to arrange somewhere else to go. He refused, and turned the same behaviour on us.
So it went through the courts, because that is the only route left when somebody will not take an agreement.
On the day the sheriff came, it rained. He had not packed. He had not arranged a truck. He had not, as far as we could tell, accepted that any of it was going to happen. We had men there to carry his things out, and they ended up on the front lawn in the rain.
That is not a good day for anybody, and it is not a day we enjoy. We had offered him a better version of it more than once.
This is why cash for keys exists, and why we lead with it every time. We would far rather pay somebody to leave with their dignity and their belongings dry. But when that is refused, the legal process is what remains — and an owner in their eighties should not be the person standing in the rain watching it happen.
This house had been standing empty long enough that people had moved into it, and the police were being called out to the property. The owners wanted to sell, but they could not see a way to get from where they were standing to a closing table.
When we walked the property, there was a tree growing up through the living room. Not a sapling pushing through a crack in the slab — a tree, inside the house, with the roof open above it.
We bought it. The tree was a line on a budget, and the people living there were something we took care of after closing rather than something the owners had to resolve before we would sign a contract.
That is usually the real difference between one cash buyer and another. Not whether they are willing to look at a house in that condition, but whether they expect you to fix it first.
